Zair Cheema, BSc, MSc, LEED GA, GPRO C+M

Lecturer; Associate Director, Cumming

Zair Cheema is an Associate Director for Cumming’s MEP division, and is a highly accomplished project and cost management professional. He specializes in mechanical engineering, as related to building HVAC, plumbing, fire protection and energy systems. Zair’s project management and engineering experience includes providing value engineering, procurement and tendering strategies, real estate budgeting, due diligence reports, gap analysis, feasibility analysis, project valuations and project scheduling. He is skilled in developing and managing contracts, establishing project schedules and budgets, providing pre-construction services to the client including but not limited to bid administration, producing legal documents, contracts, contractor payment approvals, shop drawing and submittal reviews, attending, constructability issues and acting as technical leader for the client.

Zair has a firm grasp on energy audits, energy monitoring and visualization and building operations. He works with clients to help resolve their complex and critical problems and provide professional recommendations related to building MEP systems. As a design engineer his responsibilities include performing building mechanical system assessment, new equipment selection, HVAC, plumbing and sprinkler system design, project specifications, project drawings, building code research, field survey and reporting, attending DOB meetings and Board Meetings. Earlier in his career, Zair acted as an owner’s advisor focused on examining existing conditions and systems to help clients define and strategize future stages of capital project life cycle and improvements.

Zair is a graduate of New York University and holds a bachelor’s degree in Mechanical Engineering and a master’s in Industrial Engineering from New York University. He is a LEED Green Associates and GPRO construction management certification and he is pursuing LEED AP designation and professional engineering license. Outside of Cumming, Zair is an adjunct instructor at New York University Schack Institute of Real Estate and as well as a visiting professor at various institutions and organizations.
